You can find the zoning of your property by calling the Planning and Zoning office at 850-981-7075, or on the web at http://maps.roktech.net/santarosa/zoning/

What are my setbacks?

That depends on the zoning district you are in.  In most cases, the setbacks are 25 feet in the front, 25 feet in the rear, 10% of the lot width for the side, or 15 feet for a side street.  Please call the Planning and Zoning Department at 850-981-7075 to verify setback information.

3.  What can I do on my property?

What you can do on your property depends upon your zoning category. You can find the zoning of your property by calling the Planning and Zoning office at 850-981-7075, or on the web at http://maps.roktech.net/santarosa/zoning/

4.  I have a house or mobile home on my property.  Can I put another house or mobile home on my property for one of my children?

Only if you have enough land to create another lot.  The Santa Rosa County Land Development Code only allows one dwelling unit per parcel.  Therefore, another parcel is required in order to put another house or mobile home on your property.

5.  How close can I build to the water?

The Santa Rosa County Land Development Code establishes a 50 foot setback from most bodies of water.

6.  What is the procedure to rezone my land?

Fill out a rezoning application, turn it in with all of the required attachments, and pay an application fee and postage fee.  The application will first go to the Local Planning Board (LPB).  The LPB is a recommending body to the County Commission.  Then it goes to the County Commission for final dispensation.  For any rezoning questions, including objections to rezonings near your property, contact us at 850-981-7075.
