Alternative Building Plan Review Options
- Visit the GIS tool, GoMaps, on the mapping department at www.santarosa.fl.gov
- Enter the address, parcel number or owner
- Under the results popup select “create report”
Individuals needing plans reviewed prior to permitting may use a private provider for an expedited plan review. Upon approval by the outside provider, plans are submitted to development services for zoning and flood review. After those reviews, a permit will be issued for the project.
The fee owner (property owner) who has elected to use a private provider to perform building code plan review (or inspections), is required to sign the “Notice to Building Official” acknowledgment form
and submit it to the local building official with a qualification statement and/or resume of the private provider and all duly authorized representatives along with copies of their license and proof of insurance in the amount listed in the statutes. A policy with 1 million per occurrence and 2 million in the aggregate for any project with a construction cost of $5 million or less; and $2 million per occurrence and $4 million in the aggregate for any project with a construction cost of over $5 million).
The private plan review provider is required to sign and post the job site form
and provide a completed compliance affidavit.
